Over the last couple of years Spain has been hitting the headlines for illegal houses and unscrupulous builders
Many people fall in love with a dream and leave their common sense at the airport on their way to Spain
There are a lot of reasons people get caught out with illegal builds in Spain, many not their own fault, some are easily avoided.
Some of the better known scams are houses built on agricultural land that are on plots less than 10,000m/sq
Houses built on nature reserve land. This has happened to approximately 200 houses in the village of Catral in the Alicante region
Other people have purchased houses that are new build. They buy the land from an estate agent, get the house built then find no permits or the correct paper work has not been issued. The estate agent turns round and says you brought the plot of land, the builder says you asked us to build the house
Our Advice
Try and find an get an independent solicitor and not just one in Spain. Try and get one in your country of origin. This will serve three advantages. First there will be no language difficulties and second you don’t need to keep flying to Spain to sign any paper work and finally there is less chance of them upsetting another local solicitor or being in the pocket of the builder
